The Massive Transfer of Wealth Reshaping Real Estate

Roughly $4.6 trillion in global real estate is set to change hands over the next decade, and the generation inheriting it is buying nothing like the generation that built it. Coldwell Banker's own data shows the shape of the shift already under way.

Every generation likes to believe its arrival in a market changes that market. Gen X and Millennials have the data to actually prove it. Coldwell Banker Global Luxury's 2026 Trend Report puts a figure on the inheritance now working its way through the world's most expensive addresses: $4.6 trillion in global real estate wealth, passing to these two cohorts over the next decade, with the United States alone expected to absorb $2.4 trillion of it, 52 per cent of the total. Gen X takes the largest share first. Millennials grow into theirs as the decade progresses.

The figure sits inside something considerably larger. The same report, drawing on research from Altrata and Cerulli Associates and reviewed separately by the Wall Street Journal, estimates that roughly 1.2 million individuals worth $5 million or more will pass down more than $38 trillion in total wealth globally over the same period. Real estate, in other words, is not the whole transfer. It is simply the part of it you can see from the street.

The interesting part is not the size of the number. It is what the report's mid-year update, published in July, says the money is being spent on. Searches for what Coldwell Banker calls unique properties, estates, châteaux, castles, historic homes, branded residences and private islands, rose 146 per cent year on year. Searches for land alone rose 97 per cent. Neither figure describes people buying more expensive versions of what their parents bought. It describes people buying a different thing entirely.
